Braselton is a town of about thirty-four square miles spread across four counties — Barrow, Gwinnett, Hall and Jackson. Before anything else, we establish which one your lot is in, because that single fact decides your permit office, your school district and your tax bill.
The four-county split is not a technicality. Two lots on opposite sides of the same road can answer to different plan reviewers, different inspection schedules and different fee schedules. Château Élan Estates adds another layer — it is not one HOA but five separate owners' associations, each with its own covenants and its own architectural review, so the design approval path depends on which of them your lot sits in.
Braselton still offers acreage, particularly on the Jackson and Barrow sides, alongside the golf-course and estate lots around the resort. Rolling ground is the norm rather than the exception, so basements and walkout lower levels are genuinely worth pricing here rather than assuming a slab.

Which district serves you depends entirely on which county your lot falls in — the town is served by four separate county systems. This is one of the few places in the metro where two neighbours can be in different school systems, so confirm the parcel, not the postal address.
